Two services. Everything in writing.
We’d rather do two things properly than ten things passably: ongoing after-hours contracts, and defined one-off jobs. Both are scoped at a walk-through, quoted in writing, and run off a checklist you can read whenever you like.
From first look to signed off.
No sales dance and no mystery: here’s the whole thing, from the first walk-through to the checklist that lands in your inbox.
We come and look
It’s free: we come to your site, walk the rooms with you, and see the real job for ourselves.
We plan it together
We tell you what the site really needs; you tell us the things that matter most to you, and both go on the sheet.
You get it in writing
Before a single cloth comes out, the scope and the price are agreed in writing, so the standard is settled up front, not hoped for.
Then we actually clean
Both of us turn up for every visit, work down your checklist, and initial each line before we lock up.
You get the ticked sheet
The finished checklist, every line ticked, lands with you after each visit, so you can see exactly what was done.
The small extras
We go over the sheet, not just down it, and sort the little things that are easy to miss.
After-hours commercial cleaning.
Scheduled cleaning for offices, cafés, restaurants and other commercial spaces, completed outside your operating hours so your business is never disrupted. This is the shape of every ongoing agreement; the detail lives on your site’s own job sheet.
Daily, weekly or custom schedules
Whatever rhythm your site actually needs, agreed at the walk-through and kept.
Consistent, owner-operated service
Both owners attend every job. No subcontractors, no rotating roster.
Customised checklist & regular inspections
Your job sheet is built line by line for your site, then walked and initialled before we lock up.
Long-term contracts & partnerships welcomed
The longer we clean a site, the better we run it.
Happy to work under CCTV; body cameras on request
A clear record, both ways.
End of lease & vacate cleaning.
Handing back a commercial lease? We deliver a thorough make-good clean to meet landlord and property manager expectations. One defined job, scoped and quoted in writing before we start.
Full make-good / vacate checklist clean
The whole site, top to bottom, against a written vacate checklist.
Offices, cafés, restaurants & commercial fit-outs
Timed to your move date, not our roster.
Kitchen, amenities & carpet detailing
The areas property managers inspect hardest.
Re-clean of any areas flagged at inspection*
If your property manager flags something, we come back.
*Re-clean terms confirmed in writing with each quote.
The standard we buy to.
Aged-care habits, office results: we buy to the standard Ashley worked under managing aged-care facilities.
Commercial disinfectants
Professional products for offices and food premises; we name brands and share SDS on request.
Colour-coded microfibre
Nothing crosses between bathrooms, kitchens and desks.
Commercial vacuums
Fine filtration so dust leaves with us, not resettled behind the machine.
Low-tox options
For sensitive sites when you ask and the standard still holds.
Exact product lines are confirmed at the walk-through for your site type (office vs kitchen).
What “clean” means, in writing.
Every site runs on a written checklist we build at the walk-through. Nothing lives in anyone’s memory: it’s on paper, it’s initialled, and you can read it whenever you like. Here’s what one looks like.
gets its own
The items above are a typical weekly office run. Yours is built line by line for your site at the first walk-through.
Three kinds of client. On purpose.
We’re not trying to clean everything in Adelaide. We focus on the commercial sites where our two backgrounds, healthcare facilities and hospitality, actually show in the result.
Offices & professional suites
Desks, meeting rooms, kitchens and bathrooms done overnight, so the first person in flicks the lights on to a finished job. Discretion as standard; NDAs where the work needs it.
Cafés & restaurants
Front of house presented like it matters and back of house degreased like a kitchen inspection is tomorrow. Brad ran hospitality teams; we clean to the standard he used to enforce.
Specific jobs & contracts
Defined, scoped work: end-of-lease make-goods, pre-opening cleans, one-off deep cleans, and ongoing contracts where we become your standing after-hours crew.
Somewhere else commercial — a clinic, a showroom, a studio? Ask. If we can hit our own standard there, we’ll quote it; if we can’t, we’ll say so.
Our service terms, in plain English.
The full terms arrive in writing with your quote. This is the honest summary: the way we’d explain it across a table.
01The job sheet is the scope
Your quote follows a free walk-through, and the written checklist we build there is the contract of work. If it’s on the sheet, it gets done every visit. Anything extra is quoted before we touch it, never billed as a surprise.
02Ongoing contracts, no traps
An agreed schedule, invoiced monthly on 14-day terms. No long lock-ins: either side can end the agreement with 30 days’ written notice. Pricing is reviewed annually, and never changes without notice in writing.
03One-off jobs, fixed quotes
Specific jobs (vacate cleans, pre-opening cleans, deep cleans) get a fixed written quote before we start. Vacate cleans include a re-clean of any areas flagged at inspection, on the terms confirmed with your quote.
04Access & security
Keys and alarm codes are logged, stored securely, and returned the day an agreement ends. We work happily under your CCTV, and body-worn cameras are available by agreement for a full record.
05If something goes wrong
Breakages and incidents are reported to you the same night — you hear it from us, not from your staff the next morning. $20M public liability insurance is in place, with a certificate of currency on request.
06Confidentiality
What we see on your site stays on your site. NDAs are available for legal, financial and other sensitive environments, and our staff obligations mirror whatever we sign with you.
Plain-English summary only; it doesn’t replace the written agreement supplied with your quote.
Not sure which you need? Tell us about your site.
We’ll walk it with you and recommend the right approach, in writing, with no obligation.
